Pick Your Investment

Choose a property you like and decide how many shares you want. Each share is called a BLOCK and costs $50.

Step 4

Invest Safely

Your money is held in escrow, which is a secure holding account managed by a third party. The funds stay there until the property fully funds. You can cancel anytime before that happens.

Step 5

Get Your BLOCK tokens

Once the property reaches its funding goal, you receive digital tokens in your wallet. Each token represents your share of the property.

Step 6

Earn Returns

As the property collects rent, you receive your share of that income. You also benefit if the property goes up in value over time.

What Is a BLOCK?

A BLOCK is your digital proof of ownership. Think of it like a stock certificate, but for real estate. Each BLOCK represents an equal share of a specific property.

BLOCK tokens are stored securely on the Arbitrum blockchain, which is a fast and low cost network built on top of Ethereum. You do not need to understand blockchain technology to invest. We handle the technical side for you.

Each property is divided into thousands of BLOCK tokens at $50 each. If a property is worth $500,000, there are 10,000 BLOCK tokens available. You own exactly the percentage of the property that your BLOCK tokens represent.

Your Protections as an Investor

BaseLots operates under Regulation Crowdfunding (Reg CF), a set of federal rules designed to protect everyday investors. As the platform grows, additional investment tiers will become available.

Investment Limits Protect You

Federal rules limit how much you can invest based on your income and savings. This keeps you from putting in more than you can afford.

48 Hours to Cancel

After you invest, you have 48 hours to change your mind and get a full refund. No questions asked.

You Get Notified of Changes

If anything important changes about a property offering, we will notify you right away. You can cancel your investment if you are not comfortable with the change.

Government Regulated

All offerings go through a FINRA registered funding portal. FINRA is a government authorized organization that oversees securities firms to protect investors.

Fees

Platform Fee

BaseLots retains 2% of gross monthly rent to fund platform compliance, on-chain settlement, and investor services. This is clearly shown on each property listing before you commit.

Annual Management Fee

A 10% property management fee covers day-to-day management, maintenance coordination, and reporting. This is deducted from rental income before distributions.

Fee amounts will be clearly shown on each property listing. There are no hidden charges.
